The construction yard lay empty for a number of years then Costain Taylor Woodrow won the contract to build a Submarine dry dock for the neighbouring trident base at Coulport. The current yard was a bit small for the new venture (although from a personal point of view it was big enough) so they reclaimed more land to the south of the current site but it was never used.

The dry dock began construction in 1989 and was just a large shed that would float on water and the submarines would navigate their way in and then be raised out of the water to be maintained. The structure was 200m long, 80m wide, and 47m deep and is said to be bigger than aircraft carrier HMS Invincible.
